Application Requirements and Information 

Application Process

A non-refundable $35.00 application screening fee is required for each adult who will reside on the premises. Incomplete applications will not be processed until all required information is received. If you are applying with roommates, all applications must be turned in before processing begins. Please allow three (3) business days for processing your application(s). Additional time may be required if references are slow to respond to our inquiry. In most cases, the property owner makes the final decision on your application. North Valley Properties gathers the information, verifies it and then contacts the owner for approval / denial. Applicant understands and agrees that this is an application to rent only and does not guarantee that applicant will be offered the Premises. The manager may accept more than one application for the Premises, and using their sole discretion, will select the best qualified application.

  • Required Information for all occupants over 18 years of age

    • Application Screening Fee for all applicant(s). Payments will be accepted via Cash, Cashier's Check or Money Order. Valid Photo Identification (Driver's License, State ID or Passport). 
    • Verifiable rental history from unbiased (non-family or friend) references. 
    • Verification of income totaling at least three times the proposed rent. 
    • Have been employed with the same employer for a year or longer. 
    • If self-employed submit current tax return with one year of bank statements showing deposits or current paystubs. 
    • If you have just started a new job, submit an employment verification letter on a company letterhead. 
    • If you have a pet, provide a picture and current proof of rabies vaccination. *Breed Restrictions may apply* 
    • If you have an emotional support animal, supply proper documentation, a photo of the animal, proof of current rabies. If you have a service animal, provide a picture of your animal. 
  • Guarantor (Cosigner)

    If after Management reviews your application and determines that you do not meet all the above criteria, they may request a Guarantor. Not all property owners take Guarantors. Perspective Guarantors must complete an application and provide the above required information. Guarantors must be a California resident, have a credit score of at least 700, and are currently employed with verifiable income.


    Guarantor agreement is for the length of the tenancy and is a guarantor for the unit, NOT an individual.

  • Pet Policy

    If the unit you apply for considers pets, there is an additional security deposit required per pet ($500.00 or the maximum allowed by Calif. Civil Code). 

  • Reasons for Denial

    If after making a good-faith effort and are unable to verify the above information or any of the following: 


    • Eviction(s) under seven (7) years. 
    • Poor credit, no credit, collections, late payments, returned checks or judgments on your credit history. 
    • Lack of and/or Negative Rental References. 
    • Lack of verifiable income. 
    • Lack of length of employment. 
    • Misrepresentation of any information on your application.
